Metropolitan Workshop won this project in an invited competition run by Poplar HARCA, the area based RSL. This site is a forlorn parade of 1950’s shops with flats above in need of renewal and intensification. The client wanted to explore which options were possible and to have flexibility in future briefing as their accommodation priorities could evolve.

The client and residents preferred the practice’s proposal because it provided a communal courtyard off the street overlooked by a crèche, shop and café. The layout works for both mixed tenure apartments and sheltered accommodation. The new terrace on the land behind provides large family homes with gardens, which are in high demand in this neighbourhood.

The scheme can be developed in two phases and would eliminate the need to decant residents.
